End of Tenancy Cleaning across the UK
An end of tenancy clean is the deep, top-to-bottom reset a property needs at the end of an Assured Shorthold Tenancy so it matches the move-in inventory and the deposit can be returned in full. ExpertHome works to the AIIC / APIP inventory standard used by most UK letting agents — every appliance is degreased inside and out, every cupboard is emptied and wiped, every limescale spot in the bathroom is treated, and the property is left ready for a check-out inspection.

How we do it — step by step
- 1Quote: you describe the property in the form — bedrooms, condition, carpets, appliances, parking, access — and we email a tailored price.
- 2Schedule: we book a slot that fits your check-out date and confirm the address, key arrangements and parking by email.
- 3On the day: a two- to four-person team arrives with all chemicals, vacuums and steamers — no charge for water or products.
- 4Top-down system: ceilings, light fittings and wardrobes first; then surfaces, kitchen and bathroom; floors last.
- 5Self-check using the AIIC inventory checklist before the team leaves.
- 6Sign-off: we email confirmation and our 72-hour re-clean guarantee window opens.
What affects the price
Every property is different — these are the factors that shape your quote.
- Number of bedrooms, bathrooms and reception rooms
- General condition — lived-in vs. hard wear (smoking, pets, mould)
- Whether carpets need professional extraction on top
- Oven, hob and extractor condition (heavy carbon takes longer)
- Limescale severity in the bathroom
- Furnished or unfurnished (cupboards and drawers add detailing time)
- Parking and access — top-floor with no lift adds carry time
Tough scenarios we handle
- · Nicotine-stained ceilings and walls (treated with sugar-soap; heavy yellowing flagged for redecoration)
- · Pet hair embedded in carpets and skirting voids
- · Hard-water limescale on shower screens and chrome
- · Burnt-on oven carbon, including the door glass interlayer
- · Mould around silicone seals (treated; replacement recommended where the silicone has failed)
Equipment & standards
What we use
- · Commercial-grade upright and HEPA-filtered vacuums
- · Microfibre system colour-coded for kitchen, bathroom and general use
- · Steam cleaners for grout, seals and sealed hard floors
- · Rotary scrubbers for stubborn floor build-up
- · Eco-certified, COSHH-rated chemicals as standard
UK rules we follow
- · Tenancy deposits held under TDS, DPS or MyDeposits — clean must match the inventory check-out
- · AIIC / APIP inventory standards are the benchmark for deposit-return cleaning
Common DIY mistakes to avoid
- · Cleaning with the same cloth across kitchen and bathroom — agents notice cross-contamination smells
- · Leaving extractor filters and oven trays in place uncleaned — the most common deposit-deduction line
- · Spraying chemicals on warm oven surfaces and waiting too long — the residue bakes on harder
- · Forgetting cupboard tops, window tracks and the toilet cistern lid
How to prepare
- · Remove all personal belongings, food and rubbish before the team arrives
- · Defrost the freezer at least 24 hours in advance
- · Leave all utilities on — water, hot water and electricity
- · Confirm parking and key-collection details in writing the day before
- · Forward the inventory or check-in report if you have one
Typical timing: Studio: a single morning. Two-bed flat: roughly a working day for two cleaners. Four-bed house with carpets: a full day for a team of three.

End of Tenancy Cleaning — FAQ
Are you fully insured?
Yes. Every ExpertHome cleaning team is fully insured for public liability and accidental damage.
Do I need to provide cleaning products?
No. Our teams arrive fully equipped with professional-grade products and equipment as standard.
How do I get a quote?
Complete the quote form on this page with a few details about your property and we will email you a tailored quote.
Do you guarantee the deposit?
We can't guarantee a landlord's decision, but we re-clean any item flagged by the check-out inventory free of charge within 72 hours, provided no one has moved in.
Will the carpets be steam-cleaned too?
Carpet extraction is a separate service — we'll quote both together so they finish on the same visit.
Can you clean while my belongings are still in the property?
We work much faster on an empty property and most letting agents require it cleared. We'll attend a partly-occupied property but can't promise inventory-grade results around furniture.
Do you replace bulbs and silicone?
Bulbs aren't part of a clean but we'll fit replacements you've left out. We'll clean silicone but won't re-seal — that's a separate handyman job.
