How we work

We deliberately don't run a call centre. You tell us what you need through the online quote form; a real person reads it, prepares a quote for your property and replies by email. You decide in your own time, with everything in writing.

How teams are vetted

  • Identity and right-to-work checks for every team member before their first job.
  • Proof of trade experience and references for the service they carry out.
  • Valid insurance documents checked before onboarding and on renewal.
  • Waste carrier registration checked for every clearance and rubbish removal team.
  • Ongoing review of job feedback; teams that fall below standard stop receiving work.

Insurance cover

Every team we book carries public liability insurance. Removals teams also carry goods-in-transit cover. Ask for a copy of the relevant certificate when you accept your quote and we'll email it to you.

Service guarantee

If something on the agreed checklist has been missed, tell us within 72 hours and we'll send the team back to put it right at no extra cost. For end of tenancy cleans, that includes items raised on the landlord's or agent's check-out report that were part of the agreed checklist.

Complaints process

  1. Send details and photos through the contact form, marked "complaint".
  2. We acknowledge it by email within two working days.
  3. We investigate with the team and reply with a resolution — a re-visit, partial refund or other remedy — within ten working days.
  4. If you're not satisfied, reply and the complaint is reviewed again by someone not involved in the original job.

Editorial standards

Our prices, guides and local pages are written and reviewed by the ExpertHome team. "From" prices come from one shared price list, which we check against the quotes we send and current UK rates, then adjust for regional cost differences (London and the South East cost more). The price list was last reviewed in October 2026.

Guides reference UK rules where relevant — tenancy deposit schemes, waste carrier duties, inventory and check-out practice — and are updated when rules or prices change. Local facts on town pages (councils, postcodes, parking rules) are only included when we are confident they are accurate; otherwise we leave them out. Every page shows when it was last updated.
